Protecting your retirement village assets

According to data from the government last year, the aged care sector has grown substantially in the last 20 years, with over 450 retirement villages currently housing 48,000 people, with numbers expected to reach over 81,000 by 2033. The six largest retirement village operators – Ryman, Metlifecare, Summerset, Bupa, Oceania, and Arvida – dominate the sector. They hold an estimated 43% of villages throughout the country and 60% of national unit numbers (source: New Zealand Retirement Village Database (NZRVD) 2021).

Both independent operators and group owners face challenges with ageing assets, and there is a greater need for maintenance, upgrades, and remediation across buildings, from care facilities to independent living villas.

If you have an issue with your building, get in touch and we’ll talk to you about undertaking an initial assessment. We can then provide sound recommendations on whether remediation or retrofit is the long-term solution you need.

Our experienced and
passionate aged care team will help you deliver a successful remediation project

Some buildings may not have been constructed or maintained to meet current building codes and standards. Over time, operators face structural issues due to wear and tear, weathering, or inadequate construction practices. Remediation may be necessary to address safety concerns, such as fire hazards or seismic risks. Our experienced and passionate aged care team will help you deliver a successful remediation project. We put the needs of both clients and residents first to ensure a smooth process is maintained, going above and beyond the standard role of scope engagement.

We have the expertise and hands-on experience designing for retirement villages and care facilities, along with a full understanding of Safety in Design principles. We have collaborated with leading retirement village operators, delivering end-to-end projects, including small-scale and large-scale developments, villas, and community buildings.

Our approach

Comprehensive assessment of buildings

We conduct a comprehensive assessment of buildings to identify areas needing remediation. This may involve structural assessments, building code compliance checks, and safety audits. We use the latest technology to assist in our assessments.

Prioritise remediation efforts

We prioritise remediation efforts based on the severity of issues and potential risks to occupants before collaborating with engineers and construction professionals to develop remediation plans and oversee implementation.

Design and plan

We design and plan beyond a remedial solution to address structural integrity, safety, functionality, and aesthetics.

Oversight and management

We manage project management, oversee the implementation of remediation projects, and coordinate with contractors, engineers, and other stakeholders to ensure successful execution.

Compliance

We understand compliance, ensuring all remediation work complies with relevant building codes, regulations, and safety standards.

For us, success includes structurally sound buildings that meet safety standards

We believe our remediation work should extend the lifespan of buildings and reduce the need for future repairs. We understand our clients will have budgetary constraints and that any upgrades must deliver a positive return on investment. We understand it’s not all about the money and part of our role is to gain resident satisfaction, improving their quality of life within their retirement village home. Our experienced and passionate aged care team will help you deliver a successful remediation project. We put the needs of both clients and residents first to ensure a smooth process is maintained, going above and beyond the standard role of scope engagement.

When you strip a building down, it’s the perfect opportunity to produce a structure better-suited to you and your customers’ needs by future-proofing or increasing the previous substandard insulation and airtightness.
