Brief
Kāinga Ora – Homes and Communities is undertaking a major development that’s underway in the Auckland suburb of Mount Roskill, delivering around 11,000 new, high quality, healthy homes.
Context was briefed on stage three of the development phase to replace existing older state housing with a mixture of contemporary typologies, helping to build a cohesive community offering enduring value for social housing customers.
Community at the heart of redevelopment
Mount Roskill is a large residential suburb in central Auckland located seven kilometres to the southwest of the Auckland CBD. Positioned next to the Southwestern motorway, the area is well-serviced by public transport and multi-modal options: bus, train, and cycling. The locality provides good accessibility to commercial precincts, open space, and other social infrastructure services all within a walkable catchment.
Kāinga Ora has been redeveloping a huge area of Mount Roskill since 2018 and will be rolling out various stages over the next 10 to 15 years. Our design brief was to build a mixture of 3–5-bedroom homes with standardised Multiproof typologies on Kallu Crescent.
We were tasked with increasing capacity and choice of housing within the location, as well as promoting a walkable neighbourhood that fosters a sense of community. Gabled forms fan out to address the street, and a central pedestrianised laneway increases the site’s connectivity.
All houses were built to a Homestar 6 rating standard, with excellent curb appeal, and easy access to nearby parks, including the recently upgraded Freeland Reserve to the southwest and Mount Roskill Summit to the northeast.
