Nine years after the last race, Paeroa Racecourse is being reimagined as a vibrant mixed-use precinct. Context has worked closely with the developers on a Plan Change, leading the urban and landscape design process to shape a welcoming, future-focused community.
The proposed structure plan includes residential lots, commercial zones, tourist accommodation, and a heritage precinct that retains and repurposes the original racecourse stands. Design priorities include celebrating the site’s history, enhancing views and landscape connections, and supporting native biodiversity through ecologically appropriate planting.
Context developed an illustrative masterplan informed by economic analysis and tested design approaches. The proposal includes diverse section sizes, walkways, cycle tracks, informal play areas, and opportunities for education, culture, and events — all contributing to a rich and inclusive community vision.
