Located 30km south of Hamilton City, Te Awamutu is the second largest town in the Waipa District.

Context was commissioned to develop a masterplan for a new, boutique retirement village outside the township.

The development provides options for residents, offering a range of villa sizes with various mobility levels, differing needs and financial situations.

A key design driver has been the retention of its rural character. The masterplan is designed to have a legible structure with excellent onsite amenities, generous tree planting and a low-profile presence in the landscape.
