Context is Everything

The Cascades apartment complex, located on Mount Maunganui’s popular Victoria Road, was built in the late 1990s. When leaking and extensive water damage was detected by the building manager, further investigation was undertaken, and the extent of the issue began to emerge.

Context worked collaboratively with apartment owners to develop an appropriate solution. Working with a building surveyor to establish the causes and full extent of the weathertightness failures, Context developed a solution using well-tested materials and improved insulation methods.

In addition to the remediation work, strategies were explored to assist the owners in recouping lost value. A soft grey was selected to replace the existing, buff-coloured cladding, and a crisp new balustrade system complimenting the building’s aesthetic was installed, transforming the building into a contemporary apartment complex.
